The Kinder Ave Case Studies address the critical need for workforce housing following the severe housing losses caused by the 2021 Dixie Fire. Initiated in response to concerns raised by The Almanor Foundation, the study explored strategies to increase housing supply, attract families, and support economic stability by providing housing for displaced and incoming workers.
The project examined local zoning regulations, building codes, and future resident needs to determine the most effective way to maximize housing density on available lots. Through an analysis of commercial, R-1 (single-family residential), and M-R (multifamily residential) zoning, the study found that larger residential lots could accommodate two ADUs (Accessory Dwelling Units), unlocking greater development potential.
